Marina View is located at Littlehampton Marina on the banks of the River Arun in West Sussex.

A select development of twenty four holiday lodges set in a pleasantly landscaped part of Littlehampton Marina. Each lodge comes on its own fully services plot encompassing the timber clad lodge, a pleasant terrace, a single parking space and garden.

Whilst the site is open all year, the lodge may be used only for holiday/leisure purposes. It may not be your permanent place of abode.

The licence agreement will run for 25 years and thereafter on an annual basis subject to the condition of the lodge.

The Opportunity

We are delighted to offer the opportunity to purchase a holiday lodge at Marina View Littlehampton. This small and exclusive development has been planned over several years to maximise the unique location overlooking the River Arun, yet within walking distance of the facilities of Littlehampton and unspoilt beaches of the Sussex coast.

The park has a total of only 24 two and three bedroom lodges, all with their dedicated parking space and fitted with all modern facilities. A warden is on site to provide general assistance, maintenance services and security, providing peace of mind when you are away from your holiday home.

Location

The marina has a capacity of 250 boats of up to 60ft, and is a popular and busy marina. The town of Littlehampton, including the rail station is within easy walking distance, providing the full range of shops and services you could require. In addition a supermarket superstore is also within walking distance. The historic town of Arundel is only six miles away and accessible by road or water.

Description

The lodges are timber framed and constructed by one of the leading manufacturers in the UK. They all benefit from being fully fitted and furnished to a very high standard with the kitchens having gas hob and electric oven with integrated extractor. The walls are finished with wallpaper and the lodges are carpeted throughout. Each lodge has satellite television and full telephone and internet access. Outside the lodges all have extensive timber decks to enjoy the peaceful surroundings together with a small private garden.

Tenure

The lodges are to be sold on 25 year licences. A ground rent will be payable, the amount of which will depend on the size of lodge.

In addition an annual service charge will be levied to cover the maintenance costs of keeping the park in the very highest condition. This will cover, amongst other things, resident warden, grass cutting, gutter cleaning and window cleaning.
